Dilapidation Reports

A dilapidation report is a visual and photographic inspection of infrastructure prior to construction works commencing in adjoining sites or within the "likely zone of influence”. The survey assess current conditions and is an important tool in risk management. The detailed information is crucial in determining proportional responsibility, should a claim be made against our clients.

Opal Dilapidations can undertake both pre and post development dilapidation surveys to the highest standards exceeding both our clients and authority approvals expectations. We photograph, catalogue, measure, GPS locate, time and date stamp and record all pre-existing defects in an all encompassing report giving our clients peace of mind.

Not only do we record all defects we also take a large volume of high resolution images of all facades, boundary walls, and all infrastructure within the site battery limits and within the zone of influence.

The still imagery is captured in high resolution with an advanced digital SLR camera. Photographs can be supplied as bound booklets and in soft copy, to enable more detail examination. The bound report contains an executive summary, metadata, photo location plans, full descriptions of visible damages and provision for “sign off’ for other interested parties, along will all images printed four per page in high resolution.
